
A Northtowne home in Northwest Bellevue, near Hidden Valley Park, had a laundry drain so far gone that the washer was emptying into a bucket. In February, Nick and Jeremy opened the wall, replaced the drain in new ABS and had the washer back on its standpipe before lunch.
What We Did
The standpipe behind the laundry box was original galvanized steel, which closes up from the inside as it rusts until a washer's pump sends water out faster than the pipe can take it. Nick and Jeremy opened the drywall behind the box, cut out the crusted galvanized riser and its tee, and rebuilt the drain in new two-inch ABS: a standpipe at the right height for the washer hose, a P-trap below it, and a capped cleanout on the riser so the next clog is cleared from there, not through the wall. Then they cabled the rest of the line to clear what the old pipe had shed and tested it with the washer running. The drywall patch is the homeowner's to arrange, which we say up front, and the repair carries a two-year warranty against leaks.
Why It Matters
- Galvanized drains fail from the inside. The pipe looks fine outside while rust narrows it year by year, and a washer, which dumps water faster than any sink, finds the limit.
- A cleanout turns the next clog into a twenty-minute visit. Without one, clearing a laundry drain means working through the standpipe or opening the wall again; with one, the cable goes straight in.
- Cable the rest of the line after a repair. The new section is only as good as the pipe downstream, and the old riser had been shedding rust into that run for years.
- Opening the wall is the honest fix. Snaking a pipe that has rusted shut buys a few weeks; replacing the section ends it, and a drywall patch is cheaper than the next flood.
Why Bellevue
The older blocks of Northwest Bellevue, Northtowne and the streets toward Clyde Hill went up in the 1950s and 60s, when galvanized steel was standard for drains and supplies alike. Sixty years on, the supply side gets the attention because it leaks, while the drains quietly narrow until laundry day ends in a bucket. The fix is the same every time: new ABS, a trap, a cleanout, and a cable through what is left.
